Cane Bay Plantation
Introducing Cane Bay Plantation!!
Located in the heart of Berkeley County lies the Low Country’s newest planned development by Gramling Brothers Real Estate & Development. This masterfully planned community is sure to spark your interests and excite your senses. For starters, Cane Bay will host a 120 acre lake, extensive 15+ miles of nature trails, large green spaces, churches, healthcare services, retail shops and public schools. Cane Bay will consist of more than 10,000 home units including condominiums, townhomes and single family homes. Prices range from the low $100,000s to the upper $400,000s.
Luxurious Living in the Low Country
Cane Bay Plantation has raised the bar for exceptional Low Country living. Imagine living in a community where on Friday nights your family walks with friends and neighbors to the stadium to cheer on the Cane Bay Cobras, your high school football team. Imagine enjoying the open spaces and sidewalks while your children play with the kids from down the street. Imagine living in a community that provides everything you need from health care to retail shopping all within the convenience of your own neighborhood.

Planning an Infrastructure for the Future
What makes Cane Bay so unique from other developments is the commitment to the community. Gramling Brothers knows “it takes neighbors to build a neighborhood”. Therefore, through thoughtful consideration and planning with local leaders, politicians and city planning they were able to build an infrastructure that can support the needs of the community. “( Cane Bay is) a quality development with a very involved developer who has made significant contributions to the area,” Jim Rozier said. To alleviate the traffic concerns Cane Bay will connect to Highway 17A and Highway 176. Eventually a four lane road will connect Cane Bay to a future Interstate 26 exit. Cane Bay will host a new high school, middle school and elementary school and the 160 plus acres were donated to the county by Gramling Brothers. This is only one of many examples illustrating the developer’s commitment to the surrounding community. “It’s a rare opportunity to actually have things in place ahead of time,” Gramling said.

Location! Location! Location!
Cane Bay Plantation is conveniently located on Highway 176 ( State Road) between Highway 17A and Route 16. Driving from Charleston on Interstate 26 take Exit 199B. Follow that for roughly 3 miles to Highway 176 (State Road). Cane Bay is located in less than 4 miles on State Road on the right hand side of the road. Eventually a new exit from Interstate 26 will serve the Cane Bay community.
And the Amenities…
There is a wide array of homes and neighborhoods to choose from depending on your lifestyle. Not only is there a 120 acre lake suited for canoeing, kayaking, fishing, swimming and sailing, there is also fifteen plus miles of nature trails perfect for a relaxing family bike ride or an energetic cardiovascular exercise. There are recreational facilities including swimming pools and green fields and green spaces and water spaces are located throughout the neighborhoods. Trident Health Systems will give you and your family piece of mind. There will also be retail commercial shops and restaurants to meet all your needs. All neighborhoods are fiber optic ready providing urban technology without the urban sprawl.
According to County Supervisor , Jim Rozier, this “smart-growth” community in which residents can work, live, play, go to school, worship and shop is designed to limit urban sprawl. Combine that along with large green spaces, miles of nature trails, a recreation facility, and water spaces all around you; what else could one want? How about a high tech fiber optic infrastructure to meet the technological needs of tomorrow today? It’s no wonder why Cane Bay Plantation is the new “hot spot” in the South East.
Berkeley County is one of the fastest growing counties in South Carolina and one of the most sought-after counties in the South East. It is home to one of the top school districts in the state, which makes it an ideal choice for any family. Combine that with the natural Low Country beauty and one will surely find a winning combination. For example, Berkeley County has more water than any other County in the state and 45% of the county is protected from development. It boasts an average temperature in the mid 70’s allowing one to enjoy the great outdoors all year round. Historic landmarks and attractions along with national forests allow plenty of opportunity to relax and enjoy this great area. Add a little excitement to a Saturday and head to historic downtown Charleston or one of the great beaches just 30 minutes away. Regardless of your desires, Cane Bay Plantation has what you’re looking for!
